Our first thought was to demolish the rear part of the house leaving the hipped gable front part of the house. This seemed to me an obvious place to chop the building allowing us to have a clear site where new construction, as opposed to renovation, could occur. The benefit of this is that I rate new construction at around $3000sqm and renovation from about $5000. It seemed that this tactic would be cost effective. Our first design did not have a ground floor WC and the kichen was ‘landlocked’ a bit but I thought it would be efficient and the bathroom wasn’t far away.
